Rental Policies


The Sarasota Surf and Racquet Club property consists of Condominium units wherein each unit is individually and privately owned.  The property does not have any ADA accessible units listed or available to reserve.

In Unit Construction

Owners are allowed to remodel unit interiors from May 1st through December 15th. Heavy remodeling - such as floor tile removal, kitchen cabinet installation, etc. is only allowed from 9am - 5pm Monday through Friday except in the case of an emergency. Noise levels may vary at times. 

Resort Requirements / Payments

There is a 3 night minimum stay unless noted otherwise. Rates are subject to change during holidays, special events and peak season. Prices for rentals are listed per night. Rates do not include taxes. Please add 7% State Tax and 6% Local Tax to all rental rates. A one-time departure cleaning fee of $125.00 plus 7% tax and a one-time processing fee of $125.00 applies to all reservations. A daily resort fee of $10 per day will be added to all reservations. The daily resort fee will cap at $150 per stay. 

A Non-refundable $200 down payment is due at the time of booking and will be applied to your final balance. For reservations of 28 nights or longer, the full and final payments are due 120 days prior to arrival. Reservations for less than 28 nights, full and final payments are due 60 days prior to arrival. 

All Cancellations are subject to forfeiture of the $200.00 down payment. Cancellations received after final payment has been received are subject to forfeiture of the entire rental amount unless we are able to re-rent your original booking, minus the $200.00 down payment. In the event that a voluntary or mandatory evacuation is issued for our area, reservations are fully refundable. We highly recommend trip insurance. 


A one bedroom unit can accommodate a maximum of 4 persons, including children and infants. A two bedroom unit can accommodate a maximum of 6 persons, including children and infants. Bedding varies per unit and may not sleep the maximum allowed. Names of all occupants in the unit are required to be registered. Wristbands identifying you as a guest of the resort will be issued at check in.

**Note that the front desk is not authorized to check in parties larger than the maximum number of occupants allowed. Units found in violation of the occupancy limit are subject to eviction. 

Office Hours

Our hours are: Monday through Saturday from 9:00 a.m. to 5:00 p.m. The office is open seasonally on Sundays.

Minimum Age for Rental

At least one person occupying the unit must be 25 years of age or older, and must reside in the unit the entire stay.

Payment of Nights Reserved

The guest is responsible for payment of all night's reserved, regardless of the guest's actual arrival or departure.


Guest is liable for any damages to the premises and to the furnishings, household items and equipment (including the electronic door lock and smoke detector) therein, which occur during renter's occupancy, excluding normal wear and tear. All units are non-smoking. There is a $250 fine if smoking in the unit is discovered or evidenced.  Any damages will be charged to the credit card on file.

**Note that throwing any object off of balconies or out of windows is subject to immediate eviction and legal action.

Entry of Premises

An authorized employee or repair person may enter the premises during customary business hours for any purpose connected with the repair, improvement, care and management of the premises.

Pets are Not Permitted

Pets are not permitted on the property or in the units.
Exceptions will be made for documented Service Assistance Animals.


Parking is limited to two vehicles per unit. Additional vehicles must be parked at a public lot. Parking passes will be issued through the office at check-in and must be displayed prominently on rear view mirror at all times. Recreational vehicles, boats, trailers and hitches are not allowed. It is against local ordinances to wash vehicles or boats on private property such as this. Visitor parking passes are issued daily if available. Visitor parking is not available during peak seasons and holidays.


In the event that you lock yourself out of your unit after business hours, call (941) 349-2200 for assistance. There is a $50 fee per incident to assist you. An Emergency Phone is located in front of the main office.

Mail and Packages

Mail and packages may be sent to you in care of Sarasota Surf & Racquet Club, 5900 Midnight Pass Road, Sarasota, FL 34242 and may be picked up during office hours.


  • For the safety of all guests, please refrain from using spray on sunscreen products in the hallways or walkways.
  • Smoke detectors in the units are hard wired to the building and will cause a general alarm to sound throughout the building if pulled from their base. Please do not tamper with the smoke detectors or heat sensors.  
  • Florida Department of Health regulations state that no food or beverages are allowed inside the pool gates, with the exception of bottled water. Please enjoy snacks and drinks outside of the pool gates. 
  • Canopy tents and umbrellas are allowed in designated areas on the beach. Please observe the posted signs.
  • Music can be enjoyed within a 10 foot radius of the source. Headphones are recommended.
  • Quiet hours are observed starting at 10:00pm. Please be respectful of the guests and owners around you.
  • No loud music or parties are permitted on the property, on the beach, at the pools or in the units, and may result in eviction.
  • Noise violations are subject to eviction after an initial warning.
