RENTAL POLICIES

Rental Rates 
Prices are for Weekly Rentals (Each additional night is prorated). Add tax to all rates: 7% State Tax – 5% Local Tax. Reservation processing fee of $50 applies.  Departure cleaning fee of $85.60 applies to all reservations of 5 nights or less.  PRICES ARE SUBJECT TO CHANGE WITHOUT NOTICE. Daily maid service available upon request.  Additional security deposit required.

Maximum Occupancy
Maximum occupancy for a 2 bedroom unit is 6 people (including children).  Maximum occupancy for a 1 bedroom unit is 4 people (including children).

Management Does Not Guarantee Advanced Reservations for a Particular Unit, Due To Circumstances Beyond Our Control.

OFFICE HOURS
Our hours are: Weekdays - 9:00 a.m. to 5:00 p.m., Saturdays - 9:00 a.m. to 5:00 p.m., Sundays 10:00 a.m. to 3:00 p.m. (seasonally).

MINIMUM AGE FOR RENTAL
All occupants and guests of the unit must be at least 25 years of age or older (a "Permitted Guest"), except that spouses, children, or grandchildren of a Permitted Guest (collectively "Permitted Parties" and each a "Permitted Party") will be permitted in the unit during a Permitted Guest’s stay in the unit. The names of all Permitted Parties must be provided to management prior to check-in and the execution of the rental contract by a Permitted Guest. Any occupants or guests of the unit that are not a Permitted Party will be required to vacate the unit immediately upon request of management.

PAYMENT AND CANCELLATION POLICIES
A $200.00 Damage and Security Deposit is due at the time of making a reservation.  If the reservation is made 90 days prior to arrival date, the payment is due in full.  All cancellations are subject to a cancellation fee.  Cancellations must be received in writing 90 days prior to arrival for rent and/or security deposit refunds.  Cancellations made fewer than 90 days prior to your scheduled arrival are subject to forfeiture of the entire rental amount unless we are able to re-rent your original booking with the exception of your security deposit, minus the cancellation fee.  Security deposit refunds are processed 30 to 45 days after departure and will be credited back to your credit card on file.


PAYMENT OF NIGHTS RESERVED
The guest is responsible for payment of all nights reserved, regardless of the guest's actual arrival or departure.  Minimum 7 night stay required for advance bookings, spring and summer bookings.

TWO- PARTY RENTALS
In the event that two parties rent one unit and one party cancels, the other party is obligated for the standard occupancy rate.

DAMAGES
Guest is liable for any damages to the premises and to the furnishings, equipment (this also includes electronic entry lock) and household items therein, which occur during renter's occupancy, excluding normal wear and tear.  Guest may be charged for plumbing problems resulting from carelessness.  Guest is liable for any un-authorized phone calls, including collect and toll numbers.

ENTRY OF PREMISES
An authorized employee or repair person may enter the premises during customary business hours for any purpose connected with the repair, improvement, care and management of the premises.

PETS ARE NOT ALLOWED IN ANY CONDOMINIUM FOR ANY REASON. NO EXCEPTIONS.

PARKING
Parking is limited to two vehicles per unit.  Additional vehicles must be parked at a public lot.  Parking passes will be issued through the office at check-in and must be displayed prominently on rear view mirror at all times.  Recreational vehicles and boats are not allowed.  It is against local ordinances to wash vehicles or boats on private property such as this.

GUESTS
Your unit may not accommodate overnight guests.  Please check with the office before making any such arrangements.  All overnight guests must be registered with the office.

LOCKOUTS
In event that you lock yourself out of your unit after business hours, call 349-2200 for assistance.  There is a $35.00 fee per incident to assist you.  Emergency phone is located in front of the office.

TELEPHONE
Each condominium has a private telephone that is not connected to a central switchboard.  Local and long distance calls are free (some international calling not included) and long distance calls must be placed from the designated phone.  Your incoming calls will be given your unit phone number.  We do not provide any message service.  Mail may be sent to you in care of Sarasota Surf & Racquet Club, 5900 Midnight Pass Road, Sarasota, FL 34242 and may be picked up during office hours.  Our Fax Number is (941) 349-2203.  There is a fee for both incoming and outgoing faxes.
